Kitchen renovation in Burnaby: what to expect

A kitchen renovation in Burnaby runs through the same four steps as one in Vancouver: a free consultation, a design with 3D renderings, a measurement of your real room, and an installation of cabinets that arrive pre-assembled. We serve Burnaby from our Kitsilano showroom, which is a drive across the city rather than a trip out of it, and most Burnaby projects land in the same $30,000 to $50,000 range as the rest of our work. What changes from one Burnaby kitchen to the next is the building, so that is where the planning starts.

Burnaby is three kinds of kitchen

Burnaby is not one housing type, and the kitchen brief changes with the neighbourhood. The towers and mid-rises around Metrotown and Brentwood are mostly condo kitchens with a tight footprint and a strata to work around. Capitol Hill and Burnaby Heights are older streets of post-war and mid-century houses with closed-off kitchens and walls that are rarely square. The South Slope has newer and rebuilt houses where the kitchen is large, open, and expected to anchor the main floor. Each one is a different job, and we plan it as one.

Condo kitchens around Metrotown and Brentwood

In a condo, the plumbing stack is fixed and the strata sets the rules on what can change and when work can happen. The sink usually stays where it is, so the design work goes into the run itself: drawers instead of doors under the counter, a tall pantry cabinet where there was a broom closet, and integrated handles so a small room reads as one clean surface. Painted slab MDF doors in a light colour do a lot of work in a room with limited daylight. Made-to-order sizing matters most here, because a run built to the exact wall length has no filler panels and no lost centimetres.

We will ask early about elevator booking, work hours, and the strata's renovation form. Those three things set the schedule more than the cabinets do.

Older houses in Capitol Hill and Burnaby Heights

The houses on the Heights and up Capitol Hill were built for a different way of cooking, and the kitchen is often a closed room at the back. Most owners want to open it toward the dining room or the view. The biggest decision in that project is whether the sink, stove, and fridge stay roughly where they are or move for the layout you actually want. Keep the services in place and the job stays simpler. Move them and you pay for plumbing and electrical work, which is done by your contractor's trades rather than by us, and which we coordinate around so the cabinetry lands on schedule.

These houses are also where out-of-square walls and wandering ceiling heights show up. We measure for them rather than guess, and every cabinet is sized to the measurement.

Newer builds on the South Slope

South Slope kitchens are larger and usually open to a family room, so the brief is about zones: an island that seats the family, a pantry wall that hides the working side, and a clean main run that faces the room. Rift white oak or walnut veneer on the island with painted slab MDF on the perimeter is a common pairing. Storage systems earn their place here, with runner systems in the deep drawers, a space tower for dry goods, and an undermount slider for the bins. Function first, then looks.

How we work with Burnaby from Kitsilano

Design happens at the showroom, where you can see and touch real doors, finishes, and counters before committing to anything, or remotely if the drive does not suit your week. We then measure your actual room in Burnaby before anything is cut. Cabinets are built in about four weeks, which is our standard rather than a guarantee, and they arrive pre-assembled. Installation is by our team or by your own contractor, and we coordinate the dates with whoever is doing the demolition and the trades so the room is ready when the cabinets are.

What a Burnaby kitchen tends to cost

A Burnaby kitchen lands in the same range as the rest of our Metro Vancouver work: from about $18,000 for a smaller kitchen to past $100,000 for a large, fully custom build, with most projects between $30,000 and $50,000. A Metrotown condo often sits toward the lower end because the footprint is small. A Heights house that opens a wall and moves services sits higher. A South Slope kitchen with an island and two finishes can land anywhere in the medium band. These are planning ranges, not quotes, and the real number is confirmed once we have seen your room.

If you want a rough number before you talk to anyone, the Vancouver Kitchen Cost Calculator takes size, finish tier, and appliance package and returns a band in a couple of minutes. For the detail behind those bands, read what drives the cost of a kitchen up or down. When you are ready, book a free consultation and we will look at your Burnaby kitchen with you.
