Kitchen renovation in Shaughnessy: character homes, custom fit

A kitchen renovation in Shaughnessy is usually a fit problem before it is a style problem. Most of the houses were built between about 1910 and 1940, and after a century the walls are rarely plumb, the floors are rarely level, and the rooms were laid out for a household with staff. Custom cabinetry is the practical answer, because it is built to the room you actually have rather than to a catalogue module. A project in a house like this usually lands in the $30,000 to $50,000 planning range, and runs higher when the kitchen is large or the finish is high-end.

Old rooms are not square, and that is what custom is for

A stock or semi-custom cabinet arrives in fixed widths and gets shimmed and filled to meet the wall. In a 1920s Shaughnessy house the gap can be an inch at one end of a run and nothing at the other. We measure the room once the design is approved, build each run to those numbers, and scribe the end panels and fillers to the wall so the line reads straight even when the wall does not. Plywood boxes hold their shape through this better than particleboard, which matters when a floor drops half an inch across a run.

Tall ceilings change what the upper cabinets do

Ceilings in West Side character homes often sit at nine or ten feet. Standard 30-inch uppers leave a dead band above them that collects dust and looks unfinished. The better answer is stacked uppers, a taller upper with a second door above for seasonal storage, or a run of tall pantry columns that goes to the ceiling with a proper crown or a flush scribe. It is more cabinetry, so it costs more, and it is where a character kitchen gets its proportions right.

The servery and the pantry are worth keeping

Many of these houses still have the servery, the small room between the kitchen and the dining room where the plates and the silver lived, with a walk-in pantry behind it. Do not rip them out for the sake of an open plan. A servery makes a very good coffee and bar wall, with glass-front uppers and drawers below, and a walk-in pantry with shallow shelving and a counter takes the small appliances off the main kitchen. If the plan does open a wall to the dining room, that is structural work for your contractor and an engineer, and it goes on the schedule before our cabinetry does.

Modern function inside period architecture

The aim is to keep the room's bones and put current storage inside them. A painted shaker door in a period colour reads right in a Tudor or Craftsman house, and behind it can sit full-extension drawers, a pull-out bin, a corner pull-out, and a space tower for the pantry. Where the owner wants a cleaner look, painted slab MDF with integrated handles, or rift white oak veneer on a slab door, sits calmly against original trim and leaded windows without fighting them. Function first: every base cabinet in drawers where possible, doors only where a drawer does not make sense.

What the heritage rules do and do not cover

First Shaughnessy is a heritage conservation area, and the rules are mostly about the outside of the house and the streetscape. What the kitchen looks like inside is generally your decision. Structural, plumbing, and electrical changes still need City permits, the same as anywhere in Vancouver, and your contractor pulls those. We design, build, and install the cabinetry and coordinate our part with the rest of the trades.

What it costs and how long it takes

These kitchens carry more cabinetry than a typical Vancouver kitchen, so they sit at the upper end of the medium band more often than the lower, and a large kitchen with high-end finishes and a full pantry wall can move past $100,000 as a whole-project planning figure. Treat both as planning ranges, not quotes. Our standard lead time on the cabinetry is about 4 weeks from a signed design. In an old house the site work, from opening walls to levelling floors, is usually what sets the calendar, not the cabinets. Our showroom in Kitsilano is a short drive away, and we can walk the house with you before you commit to anything.
